Beschreibung

Renovated Country House retaining, where possible, the original materials, it is partly plastered and partly of natural stone and is in a good condition. The roof has wooden beams and terracotta tiles. The last restoration dates from about 15 years ago . The house is located in the hilly landscape of Montefeltro/Urbino and has a breathtaking view of the surrounding hills that stretch to the Republic of San Marino and is about 40 minutes drive from the coast.




The Country house is immediately habitable. It is partly intended as a private home, and partly as B&B and apartments for rental. It has an area of about 550 m2. The private part consists on the ground floor of a study, a living room with fireplace and parlour, a large dining room, kitchen and two large covered terraces, a bedroom with bathroom and two rooms used as storage, one with an original oven, where bread used to be baked for the whole area. On the first floor two large bedrooms, a small gym and a bathroom and a staircase that leads to the attic which is not habitable but very useful for storage. The private area has underfloor heating. The Other part of the house consists of three double bedrooms with bathroom, all located on the ground floor, and three apartments with one bedroom, kitchen and bathroom, one of which has extra beds in the mezzanine bedroom. The large veranda overlooking the sunset is ideal for breakfasts and for organizing aperitifs and dinners given the presence of a BBQ. There is an outbuilding where the technical room and the laundry room are located. The heating system is wood fired with a very efficient stove equipped with remote control, as well as the puffer for the accumulation of hot water and two boilers. The associated area is approximately 40,000 square meters. The sewage system is equipped with a tank that purifies the water and makes it available for irrigation.


General services : schools from primary to university are about 12 km away, (Urbino ) the first supermarkets are about 8 km away, restaurants are less than 6 km away.


The house is connected to municipal aqueduct and has a water well, Gas: LPG.
