Portion of a 19th-century farmhouse of approximately 750 square metres, perfectly restored according to the tradition of Tuscan houses through the use of top-quality materials.

The farmhouse, which in the past was the home of the peasants who worked the fertile surrounding land, is located in an equidistant position between Siena and Perugia, in the province of Arezzo, immersed in the boundless olive groves of the Valdichiana and just below the village of Cortona, which forms the backdrop to the park and the panoramic swimming pool.
The windows of the farmhouse frame all the villages surrounding the Valdichiana, from Montepulciano to the famous Cortona, from Castiglion Fiorentino to Civitella, Foiano and the beautiful Lucignano.

Since the farmhouse is free on three sides and half of the fourth, the portion enjoys absolute privacy. In fact, it borders with the other, much smaller portion only on the side of one room. The two areas of the garden are well delimited by a wrought iron structure with climbing plants to protect them from view and noise.

The main entrance, on the ground floor, leads into a large living room that can be used as a living and dining area but which, due to its size and the presence of numerous windows, could also be used as a fitness area or divided into further rooms. A large professional kitchen is communicating with this area, which consists of a utility room with a dishwasher (connected by a pass-through), a pantry with large refrigerators, freezers and a laundry area.
The ground floor also includes a bathroom with two toilets (one of which is for people with disabilities) and a bathroom for the kitchen.
On the upper floor there are a living room (which could be divided into two double rooms) with a perfectly functioning period fireplace, a small bathroom and a corridor, along which are located the floor's bedrooms, five double rooms (one room could become a twin with the addition of a single bed) with en-suite bathroom with shower and a single, also with bathroom. The latter has all the connections to be used as a kitchen.
The last room is located in the attic, accessible from the living room by a wooden staircase, inside an independent flat with a bathroom with shower and living room with double sofa bed and kitchenette.

The house is surrounded by a park of 3000 square metres, delimited along the side bordering the other portion by a high hedge of creepers that offers absolute privacy. On the other side, another high hedge separates it from the large car park and an area currently used as a play area for children.
The park is characterised by large lawns dotted with tall cypress trees, potted flowers and many Mediterranean pines shading panoramic seats.
Two pergolas are set up in front of the entrances to the living room for outdoor dining and a ping-pong table is located on a loggia along one side of the house.

The private swimming pool, an oasis of peace that guarantees absolute relaxation, is set in a super panoramic position overlooking Cortona. It is located in the center of a large lawn, about 30 m from the farmhouse and can be reached by crossing the lawn on a gentle slope. Rectangular in shape with a terracotta border, it is 7 x 14 m wide, with a depth increasing from 1.20 to 2.10 m. The covering of the pool, accessible by a Roman staircase, is made of white PVC and is sanitised with a chlorine system. All around is located a large sunbathing area with a dedicated shower.

The property is currently on the weekly rental circuit with an excellent income that can be easily increased, but it is also perfectly suitable as a large and prestigious private residence. Equipment and furnishings are included in the price.

The excellent geographic location, not far from the shopping centers and the main motorway junctions, about 7 km from the village of Foiano della Chiana and 15 minutes from Cortona, makes it possible to travel between the main Tuscan cities of art, such as Siena, Florence and Arezzo, as well as nearby Umbria, such as Perugia, Assisi and Orvieto. The famous rural villages around Siena, such as Montepulciano, Pienza and Montalcino are within easy reach, as is the magnificent Chianti area.
