Organic holiday farm immersed in a private park rich in biodiversity, located in a hilly and panoramic position in Foiano della Chiana, in the province of Arezzo.
The property enjoys a beautiful view over the Valdichiana and is located in the place where the battle of Marciano-Scannagallo took place, mentioned in the novel "Inferno" by the internationally renowned writer Dan Brown.

The farmhouse, which measures approximately 480 square metres, is divided into five flats, three of which are currently used as agriturismo and two for private use, and some rooms to be renovated, including sheds and cellars, located on the ground floor.
On the ground floor, there are two flats on one side of the farmhouse, each with a bedroom, a bathroom and a kitchen/living room, while on the other side there are various rooms for storage/warehousing use.
The first floor houses three flats: the first has a kitchen/living room, a dining room, two double bedrooms and two bathrooms, the second has a kitchen/living room, two double bedrooms and a bathroom with shower, while the third has a kitchen/living room, a bedroom and a bathroom.

Outside there are some outbuildings of about 400 sqm, totally to be restored.
There is a project already approved to demolish and rebuild a multi-purpose hall of approximately 200 sqm for weddings, conferences and teaching purposes, a holiday home of approximately 65 sqm, an agricultural annex of 100 sqm and a technical room of 50 sqm for a biomass heating system or heat pump.

The property is completed by a 10x5 m swimming pool, built in 2004, with automatic salt system and Roman staircase.

The land of 5.4 ha is divided as follows: approximately 2 ha of olive grove and vineyard, located around the villa, 2 ha of arable land located 50 m from the property, and 1.4 ha of arable land located 2 km from the property.
The farm currently produces extra virgin olive oil and red wine.

Conditions and finishes

Four of the flats were renovated between 2002 and 2006 with refurbishment of the systems, floors and bathrooms, using quality materials and in typical Tuscan style. Today they are in need of restyling. The main flat requires renovation.

Services and utilities

The property has all the utilities and connections to public supplies (electricity, telephone etc.), as well as a heat pump. It also has an LPG heating system and the water supply is guaranteed by the public aqueduct, supplemented by a private well.

The property can be used either as a large private residence or as an agritourism.
